10 LOW-COST WAYS TO SPRUCE UP THE INTERIOR OF YOUR HOME
One of the most important things to remember is, that the way we live our lives is not the same way we live when our homes are on the market. Keep in mind my favorite quote when you’re looking at your house. “If it’s not for sale, why is it taking up space in your house?”
1. Rent a storage locker. It will be filled soon.
2. Take 4 boxes mark them 1.) Things to give away, 2) important documents 3.) Precious items that need to go to the storage locker and 4.) Garbage. Put them in the middle of the room that you are working on. It will make it easier to sort the clutter. Remove boxes to the appropriate place before moving on to the next room.
3. The first few moments in your house will be the impression best remembered. How does your entryway look? Is it spotless? Remove all extra items (in my house, we seem to have a collection of old shoes lying around.) Is your lighting adequate and updated? Is there something that everyone would agree is beautiful to look at, the moment you open the door?
4. Buyers are very aware of smells in the household. Do you have a smoker in the house? Pets? Carpets, draperies and furniture should be cleaned yearly. It will make the buyers realize that the house has been well maintained.
5. New lighting in a room can make it appear more cozy and inviting. Layer the lights with different levels of lamps. Keep them on during showings. Realtors rarely turn on lights.
6. A great kitchen will sell a house every time. Make sure that your kitchen is looking good. Remove any appliance that you do not use daily. Yep, that means the bread maker and the blender. Counter tops should be newer and free of any clutter. Give the buyer a chance to imagine their stuff in the room. Also know that most buyers are looking for stainless steel appliances.
7. Bathrooms must be spotless. If you have cracked caulking around the tub, it should be replaced. Lighting should be updated and bright. There are many ways to update your bathroom without spending a fortune.
8. Store all your out of season clothing in the new storage locker. This way when you move they will already be packed. It will also make your closets look larger. This includes coats, jackets, gloves, boots, etc.
9. I will have your home professionally cleaned prior to our first open house. However, it is your responsibility to keep your home in showing condition while it is on the market. The stories I could tell you…..
10. The dreaded basement. Mold, seepage and old Christmas items are not in style. Make sure your basement passes the buyers inspection.
11. Yep, I know I said 10. This list has been compiled by years of working with buyers. I know what they expect to see, I know what they hope for, and I want your home to be the one they decide to purchase.
