WHAT WILL $300,000 BUY IN LOMBARD?

Lombard is a suburb that truly has something for everyone. Recently on a real estate tour, I concentrated on the $300-330,000 price range and was pleasantly surprised at what I found.

If you are just starting out or perhaps tired of the maintenance a house requires, a condominium or townhouse might be the answer for you. In Lombard today, you have a wide selection:
•   Built in 2005, this 3 bedroom, 2.5 bathroom town home has all the bells and whistles that you are craving. Stainless appliances, granite countertops, beautiful cabinetry, all located in the center of town.
•    Brand new condo located within walking distance to the train, this 3 bedroom, 2 bathroom condominiums that was gorgeous.
•    Located on the south side of Lombard, I found a 1900 square foot condo that has 3 bedrooms, 2 bathrooms and a fireplace.

Now, if a condo or town home isn’t for you, there are many styles of single family residences to choose from.

•    A block away from Madison Meadows, you can find a four bedroom, 3 bathroom split level with an attached two car garage. The kitchen has been remodeled and the home is both sunny and spacious.
•    Built in 2000, this lovely ranch has 3 bedrooms, 2 baths, a first floor family room with fireplace and a finished basement.
•    A brick two story Georgian with 3 bedrooms, 2 baths and an updated kitchen with hardwood floors and granite countertops.

You might also be interested in a brick two flat that is available. Each of the two units in the building has 3 bedrooms and 2 baths. You could live in one and rent the other to a friend or family member.

Warning- Lombard Area Mortgage Rates May Climb

Growing Economy May Mean Higher Rates for Everyone

Many buyers are not aware that the interest rates that we have been seeing for many years are historically low. In 1985, when I purchased my first home the interest rate was at 12%. Today, you would be shocked if a lender offered you a mortgage rate that high. But as the economy grows, it may mean higher rates. Expect those low 4 and 5% interest rates to begin to rise soon.  Thirty year fixed rates may rise to 6% by December and 6.5% by the end of 2011.

Today, you have an unbelievable choice of housing to select from. Hundreds of good, solid homes are on the market at reasonable prices. Without a doubt, if you are a first time buyer and your credit and income are good, this is THE time to purchase.

326 Lombard Homes For Sale Qualify For Tax Credit

As of today, we have only 17 days left on the Home Buyers Tax Credit.

Taking advantage of Tax Credits

This can be the result of taking advantage of the tax credits available

In order to qualify you must have a completed purchase contract on a condo, townhouse or single family home dated by April 30th and close on that purchase by June 30, 2010.

If you are just now thinking of purchasing to qualify for this credit, you need to find a home that is NOT a short sale. Short sales are very attractively priced, but the chances of you closing on the deal before the end of the Home Buyers Tax Credit are just not in your favor. In January, I helped a young couple to close on a short sale purchase within two weeks, but had already waited almost two month before the initial contract was accepted.

Right now in Lombard we have 326 homes available for purchase. The inventory is high and there are many homes that might fit your individual need. But you will have to act quickly to qualify for the Home Buyers Tax Credit. We are not expecting this to be extended.

However, don’t lose hope. On May 1st, 2010, Coldwell Banker is coming out with a new program that is actually better than the government tax credit. It’s better because there are NO restrictions as to who can qualify. Keep checking my blog so you can be the first to hear the details.

Lombard Real Estate and Subdivisions

Lombard has a wealth of home styles to choose from. If you want to live walking distance to Madison Meadows and be able to see the fireworks from your front lawn, check out the Magic Circle Subdivision. Mature trees grace the winding streets that hold 3 and 4 bedroom split levels and raised ranch style homes. Although the subdivision is within both District 45 and District 44 Schools, it is walking distance to Jackson Middle School, St. Pius X Grade School and Willowbrook High School.  Shopping for just about anything is within a five mile drive.

Farther south is the Butterfield East Subdivision. Here you will also find beautiful tree lined streets and a delightful mix of ranches, raised ranches, split levels and two story homes on nice large lots. They are in school district 44 and 87 and have their own park district. Located directly west of Finley Road they are just minutes away from I-88 and I-355 and shopping on Butterfield Road.

The downtown Lombard area has a wonderful selection of homes from historic beauties by the Helen Plum Library to newer homes that are within walking distance to the restaurants, shopping areas and train station.  Downtown is also home to the Saturday “Lombard Cruise Nights”. From June to August walk on over and listen to a live band while checking out the great old cruising cars. From 6pm – 10pm.

Life in Lombard Illinois

Lombard IL Offers Fantastic Western Suburban Living

After living in Lombard for the past 18 years, I cannot imagine living anywhere else. There is so much to love about Lombard. We are located in a western suburb of Chicago with both O’Hare and Midway airports a quick thirty minute drive away. We are located near all major expressways and have a train station in town that will get you to the loop in an easy forty minutes.

In Lombard we have 3 grocery stores, a butcher shop, two bakeries, a downtown area, the Helen Plum Library, a new water park, the Yorktown Mall, the AMC 18 Theater, a roller rink, a bowling alley, a golf course, fitness centers, 5 hotels, 67 restaurants and 450 acres of parks that just received the coveted National Gold Medal for Parks and recreation.

We also have a vast array of affordable housing. From old and charming, up and coming to new construction, Lombard is a wonderful mix of styles and choices. With the median residential home running in the low $300’s and condo’s and townhomes running in the low $200’s, there is something for everyone.
